How it starts
Our goal is to develop a long-standing relationship with our owners. No two owners are the same. To best serve you, we will be glad to set up a time to talk about your property and your goals. Give us a call at 931-381-3384, email us at

We are also equipped to assist you in selecting a rental property within our service area if you are a new rental property owner.
Marketing
Our technology allows us to make your property visible immediately on the most popular sites that renters utilize to search for a home. We can also list your home on the local Multiple Listing Service (MLS) used by members of the National Association of REALTORS®.
Tenant Screening
We require prospective tenants to fill out a rental application for each adult on the lease. Each applicant must turn in valid ID prior to a showing, as well as proof of income when applying. We also run credit and criminal background checks and retrieve references from previous landlords.
Rent Collection
Our tenants have the ability to pay online using a checking account or credit card. Tenants can also pay at our office during normal business hours or use our after-hours drop box. Tenants can pay us with cash, money orders, or personal checks and appreciate the flexibility in payment methods that our local office offers.
Owner Payments
We pay our owners on the 10th and 20th of each month. If the pay date falls on a weekend or holiday, then the pay date is moved to the next business
day. We can pay owners via direct deposit, local pickup or check. We can also include a monthly owners statement. Quarterly and yearly statements available upon request. We automatically generate 1099 IRS forms for owners and vendors in January.
Vendors
We work with you on who works on your investment. If you have vendors that you like to use, we will be happy to always call them first. We also work with multiple local vendors to ensure timely maintenance.
